LEGACY AT CIBOLO

BOERNE, TX

Located in the scenic Texas Hill Country, this 26 acre property was an old estate nestled along the banks of the Cibolo Creek. The historic stone house has been preserved and is slated for redevelopment to help maintain the properties character and history.

Rialto Studio assisted the project by creating a land plan that divided the property into different uses while creating a unified development. Retail, office, restaurant, and multi-family were included in the master plan, along with a public park encompassing a massive live oak tree, open space, common streetscape elements, and development signage. Due to the site’s immediate proximity to the Cibolo Creek, low impact design features were integrated into the site stormwater development plan. A total of 10 bioretention ponds capture 80% of the water that falls on parking and roadway surfaces. In the bioretention ponds, the water passes through planting and specially blended soil that filters contaminants from the water before entering the creek.

Upon completion of the master plan, Rialto Studio participated on the design and construction documentation for the Legacy at Cibolo Apartments. This is an amenity rich property offering a resort style swimming pool area with lots of open deck space, a shade structure, and a BBQ area. An activity lawn is directly adjacent to the clubhouse and offers a space for group events and yard games. There is also a large open greenspace that offers residents a place to run and play, kick a soccer ball, or picnic in the shade of a large heritage oak tree.
