The Grove at Shoal Creek is a 75-acre mixed-use infill development in Central Austin, located near the intersection of Bull Creek Road and 45th Street on the banks of Shoal Creek. The project envisions a complete urban community with a variety of uses, extensive open space, and a diverse mix of affordable and market-rate housing options. A 20-acre mixed use district at the heart of the project provides a vibrant retail district extending from Bull Creek Road to the Signature Park as well as apartments and creative office space. A 35-acre residential district features a diverse mix of housing options including stacked flats, townhomes,  and single family homes. Key planning concepts include high quality streetscapes fronted by alley-loaded homes; full integration of housing types, including distributing affordable housing units throughout the community; Low Impact Development strategies for stormwater management with rain gardens scattered throughout the site and a centralized wet pond; and integration of parks and open space into all parts of the site so that every home is just a few steps from a high quality open space. Rialto Studio’s team completed the master planning and entitlements for the community as a whole and have implemented multiple phases including streetscapes, public parks, greenbelts, and amenity spaces throughout the community.
