OAKS AT UNIVERSITY PARK

SAN ANTONIO, TX

This 42 acre commercial office development was constructed on a heavily wooded site in north central San Antonio.  The development includes 4 large office buildings, a 2.5 acre park, pond and community building for the campus tenants.  Many successful site sustainable techniques have been implemented into the development to help preserve the natural character of the site.

 

Rialto Studio developed the site master plan with adjacent land uses, existing topography, drainage patterns, and existing vegetation in mind. Pervious paving in parking areas allows rainwater to percolate back into the ground, which reduces the site stormwater run-off and promotes air exchange for vegetation. A man-made pond collects and stores the stormwater that would have otherwise run off the site, as well as building condensate. The pond has a natural character and provides water for wildlife, while also providing irrigation water for much of the site.
